Need Down Payment Assistance

Southeast Texas Housing Finance Corporation, SETH,  was formed in October 1981 to help moderate income buyers with their down payment to purchase a home. SETH will give qualified buyers up to 6% for their down payment and closing cost. There is no repayment or recapture of assistance. SETH can now be used even if it is not your 1st home. What more can you ask for?


There are some simple qualifications that must be met to obtain this assistance. 

  1. Galveston County household income,as stated on your mortgage application, cannot exceed $79,580 for FHA or $96,880 for conventional.

  2. The home purchase price cannot exceed $274,050 for FHA or $324,000 for Conventional

  3. Credit score must be 640 with debt ratio 45% for FHA or 680  with debt ratio 50% for conventiona

This is the easiest program. All you have to do is apply for your mortgage and the mortgage company takes care of the rest for you. You will need to take an internet class like a defensive driving class.
